Atlanta Luxury Condo Sales Return In March 2026, But Are We Really Back?
March offered a welcome improvement for Atlanta’s luxury condo resale market after an unusually slow start to 2026. While January and February produced just five and three resale closings above $1 million respectively, March rebounded to eight sales, perhaps signaling that the initial rush toward new construction inventory has begun to ease and that the holiday slowdown is now well behind us, with buyers turning their attention back to resale opportunities.
The broader numbers support that shift. Months of inventory in Atlanta’s $1M+ condo market improved from an elevated 33.7 months in February to 13.1 months in March, while absorption rates more than doubled from 3.0% to 7.6%. That said, the market still remains below recent historical norms. Both March 2024 and March 2025 recorded ten condo sales above $1 million, meaning March 2026, while improved, still came in modestly below the pace seen over the past two years.
Still, after an unusually quiet January and February, March feels more like a return to a familiar rhythm for Atlanta’s luxury condo resale market rather than a dramatic rebound. It is also worth noting that this remains a small sample size, and one stronger month does not necessarily signal a long term trend reversal. That said, the improvement is hard to ignore.

3. Teasley Place Unit 207, Closed on 3/6/26 for $1,320,000 ($550.46 PSF)
4. Park Place on Peachtree Unit 22E, Closed on 3/3/26 for $1,275,000 ($432.06 PSF)
5. The Winston Unit 8A, Closed on 3/25/26 for $1,245,000 ($365.10 PSF)
6. The Leon Unit 602, Closed on 3/19/26 for $1,229,000 ($901.69 PSF)
7. Park Avenue Unit 29S, Closed on 3/24/26 for $1,089,000 ($481.43 PSF)
8. Park Avenue Unit 25W, Closed on 3/4/26 for $1,050,000 ($369.46 PSF)
