2026: High Inventory Tests Atlanta’s Resilient Luxury Market (mid-year Wrap-Up)

This is your mid-year (January-June 2026) wrap-up. Lets make sense of what happened during the year and figure out where we are headed.

Atlanta’s $1 million plus condo market entered 2026 with plenty of inventory, a slow pace of sales and buyers who could afford to be selective. Six months later, some of those conditions remain firmly in place, but the market beneath the headline numbers is more complicated than it first appears.

From January through June, 37 Atlanta condos priced at $1 million or more closed for approximately $65.24 million in total sales volume. Monthly inventory remained near 100 available residences for much of the period, while monthly closings never exceeded eight.

On the surface, those numbers point to a slow luxury market. Dig deeper, however, and the picture changes.

Buyer activity improved considerably after a particularly weak February. Average sold prices strengthened heading into summer. Several multimillion dollar properties found buyers, including two sales approaching or exceeding $4 million. And some of the more dramatic statistics, including huge swings in price per square foot and days on market, were heavily influenced by just a handful of individual transactions.

Perhaps most telling, nearly 78% of all $1 million plus sales during the first half of the year closed below $2 million. So is Atlanta’s luxury condo market struggling, stabilizing or simply becoming more selective? Are we just in our normal market? The answer depends on which part of the market you are looking at.

The First Half at a Glance

The broad numbers establish the backdrop. Inventory ranged from 91 to 105 available $1 million plus condos during the first six months of the year. Against that supply, monthly sales ranged from only three to eight properties. Realistically, this is pretty normal for our market.

January opened with five sales before activity dropped to just three in February. March rebounded with eight closings, followed by six in April, eight in May and seven in June.

Pending activity tells us buyers were not entirely sitting on the sidelines. February actually recorded 11 pending sales despite producing only three closings, followed by nine in March and ten in April. That pipeline helped reinforce the improvement we subsequently saw during the spring. By June, however, 98 properties remained available while pending activity had declined to six. The result was a market that improved from its winter lows without ever becoming particularly tight.

Atlanta’s $1M+ Condo Market: Three-Year Comparison

2025 requires some important context. The year’s unusually strong $2 million-plus activity was heavily influenced by new-construction closings at The Dillon Buckhead. Of the 24 sales above $2 million during the first half of 2025, 15 were at The Dillon. Excluding those closings, the remaining market recorded nine $2 million-plus sales, remarkably close to the eight recorded during the same periods in both 2024 and 2026. 

Those five numbers provide a useful overview. What they don’t tell us is why some of the monthly statistics moved so dramatically, why certain properties sold while others lingered, or whether 2026 is actually performing much differently from previous years.

And that is where the market becomes much more interesting.
