What Really Slowed Atlanta’s Luxury Condo Market in February 2026?

February 2026 was remarkably quiet for Atlanta’s luxury condo market, recording just three condo sales above $1 million. That follows an already slow January, which posted only five closings in this price category.

At first glance, the immediate assumption might be that buyers have disappeared. But after digging into the numbers, that explanation feels incomplete.

Unlike periods where luxury inventory was tight, February actually offered buyers an abundance of choices. More than 100 condo listings above $1M were actively available during the month, yet only three closed. That raises a more interesting question:

Have luxury condo buyers disappeared, or have they simply been redirected?

My take? We may be witnessing the return of something Atlanta’s luxury condo market has seen before, the new construction effect.

1. The Charles Unit 1702 Closed on 2/27/26 for $2,985,000 ($771.92 PSF)

2. The Dillon Buckhead Unit 1104 Closed on 2/4/26 for $1,774,000 ($940.62 PSF)

3. 40 West 12th Unit 1901 Closed on 2/27/26 for $1,150,000 ($754.10 PSF)
