January 2026 Atlanta Condo Sales, A Slow Start for the $1M+ Market

January recorded just 5 condo sales above $1M, which is well below typical activity levels. In stronger stretches, we’re usually seeing closer to 10 to 20 transactions in this price range. Compared to the end of 2025, this is a clear slowdown, and it raises a bigger question, what’s really happening behind the numbers?

Here’s the January 2026 Highest Condo Sales, ordered from Highest to Lowest Sale:

1. The Dillon Unit 1004, 1005, Closed on 1/30/26 for $3,950,000 ($891.25 PSF)

2. The Atlantic Unit 4602, Closed on 1/27/26 for $1,750,000 ($552.75 PSF) 

3. The Dillon Buckhead Unit 1106, Closed on 1/29/26 for $1,695,000 ($871.91 PSF) 

4. 40 West 12th Unit 1504, Closed on 1/14/26 for $1,600,000 ($680.27 PSF) 

5. The Dillon Buckhead Unit 1211, Closed on 1/6/26 for $1,405,000 ($723.48 PSF) 

** These results do not include any inventory under contract or active which a developer has not listed in the MLS. Also, it does not include any town home units. **
