December 2024 saw a broad spectrum of condominium sales across Atlanta’s high-rise, mid-rise, and loft markets. In the most accessible price range ($150,000–$500,000), 81 units changed hands, reflecting ongoing demand from buyers seeking more cost-effective urban housing. Moving up the ladder, the $500,000–$1,000,000 bracket recorded 23 sales, showcasing steady interest in mid-tier properties that balance location, amenities, and price. Meanwhile, at the top end of the market, 12 condos sold at prices above $1,000,000, with the highest transaction reaching $1,859,413. These figures do not include any unlisted new construction units or townhomes, suggesting that the overall condo market may be even more robust than reported.

By contrast, November demonstrated similarly robust activity but with higher volume in the lower-end segment. The $150,000–$500,000 range saw 159 closed sales—nearly double December’s total—indicating continued strong demand from budget-conscious buyers. Meanwhile, the $500,000–$1,000,000 bracket recorded 28 closings, and the $1,000,000+ segment saw 8 sales. This relative scarcity of high-end transactions, combined with increased inventory, suggests that luxury condos may offer more opportunities for negotiation and buyer leverage, whereas the more competitive lower-end market continues to draw the most interest.
