September brought renewed steadiness to Atlanta’s luxury condominium market, with eight sales closing above the $1 million mark. Collectively, they represented a cross-section of the city’s most desirable addresses, from the classic elegance of Park Place on Peachtree to the sleek modernism of Graydon Buckhead and One Museum Place. While overall volume was modest, the numbers suggest that qualified buyers remain active and willing to pay strong prices for properties that deliver architectural quality, lifestyle amenities, and prime locations.
Pricing Strength and Market Confidence
The average sale this month closed at roughly $1.93 million, with a median near $1.79 million, reflecting a balanced market between Midtown, Buckhead, and select suburban enclaves. The average price per square foot reached approximately $743, a healthy indicator of buyer confidence at the upper end of the market. The priciest sale occurred at the Ritz-Carlton Residences, where a 4,500-square-foot home fetched $3.6 million, while Graydon Buckhead achieved the highest PSF of the month at $1,255 per square foot. At the other end of the spectrum, Lake Claire Lofts recorded a closing at $359 per square foot, underscoring how building age and location continue to play a defining role in valuation.
Spacious Homes and Firm Sellers
The average residence measured 2,607 square feet, with a median size of 2,448 square feet, a range that highlights continued demand for generously scaled homes suited to full-time living rather than pied-à-terre use. The smallest home in this group was a 1,935-square-foot loft in Alpharetta, signaling that high-end buyers remain willing to look beyond traditional Intown addresses when quality construction and lifestyle convenience align. Sellers were notably firm in their negotiations, with total concessions amounting to only $50,000 across all eight transactions, limited to a single sale at 40 West 12th. That minimal level of seller participation speaks to continued leverage on the listing side, particularly in newer or highly serviced buildings.
Momentum from Summer into Fall
From July through September, Atlanta’s luxury condo market found its footing in a more balanced rhythm. Each month brought eight $1M+ closings, but September stood out with stronger pricing and tighter market times. The average sale rose to nearly $1.93 million with PSF rebounding to $743, up from August’s $656. Sellers largely held firm on pricing, offering almost no concessions, while buyers gravitated toward established buildings like Ritz-Carlton Residences and One Museum Place, as well as newer developments such as Graydon Buckhead that continue to command premium PSF values above $1,200. Together, these months marked a shift from volatility to refinement, where thoughtful presentation, realistic pricing, and architectural quality, not urgency, now drive the market’s momentum.
