W Residences Downtown Atlanta Closes 12 of 74 Units in 2012

Since re-launching its sales program, The Residences at W Atlanta – Downtown has sold 12 of its 74 units in 2012 for a total of $3,896,800. (The average sales price for a unit sold in 2012 is $324,733.)

While not earth shattering numbers by any means, it does show the new pricing in the building has started to attract buyers in the downtown Atlanta area. I knew it would be a slow start, but hopefully they are going to pick up some momentum this year. I think the condos are absolutely gorgeous, with sleek Italian kitchens, floor-to-ceiling-windows and fantastic amenities/services of the W Hotel brand. There are plenty of investor leasing permits available, so contact me if you are interested!

W Atlanta Downtown Residences

If you have been wanting to go see the newly launched Residences at the W Atlanta Downtown, wait no longer. Starting on March 9th, the condominium will be home to six fabulous designer homes during Atlanta Homes & Lifestyles’ first-ever high rise home tour – High Rise High Style – to benefit The High Museum of Art, Friday, March 9 through Sunday, April 1.

The homes being featured will be different from the current model homes, so be sure to go by and take a look around.

High Rise High Style will feature Kerry Howard (KMH Interiors) for Redefined Home Boutique, Barbara Westbrook (Westbrook Interiors) for Room & Board, William Peace (Peace Design) for Mitchell Gold + Bob Williams, Susan Ferrier (McAlpine, Booth & Ferrier Interiors) for R Hughes Showroom, Julia Reed for The Mercantile and Michel Boyd (SmithBoyd Interiors) for Bradley Hughes.

The six one- and two-bedroom homes are located on the 19th floor and are showcased for these designers’ work. The tour will commence Fridays beginning at noon until 5:00 p.m., Saturdays 11:00 a.m. to 5:00 p.m. and Sundays 1:00 p.m. to 5:00 p.m. For additional information explore www.highstyletour.com. W Residences Atlanta Downtown Unveils New 2 Bedroom Model Home

The Residences at the W Atlanta Downtown recently unveiled two new model homes on the 18th floor to kickoff the new sales relaunch. Each home is tastefully decorated and, in this go-round, they decided to go for more comfortable surroundings instead of the hard contemporary feel from last year. It works so much better and I think buyers will relate to project. (We all know the modern aesthetic doesn’t fare so well in Atlanta real estate.)

Each residence has 10 foot ceilings, solid core interior doors throughout your unit, pre-wiring for every technological convenience, electrical outlets near ceiling for automated draperies/shades, large floor-to-ceiling windows, open floor plans, coat closets, recessed lighting, separate laundry rooms in some units, large walk-in closets, and some larger units even have a service entrance.

I particularly love the W condos because of the kitchens. The standard appliance package is so much better than anything I have seen before in Atlanta. Yes, we always see Viking®, Thermador and many other high-end appliances, but when do we see Gaggenau? And have you even heard of this German, high-end appliance manufacturer? Officially… The W Downtown Atlanta Hotel & Residences Foreclosed

The Atlanta Business Chronicle is reporting the W Downtown Atlanta Hotel & Residences has been officially foreclosed. The project has had it’s share of troubles since opening, selling a single condominium upon opening.

Now the question is what will happen to the condos and to Allen Plaza in the future.

With condo prices already low in many new Atlanta buildings, I hope we’ll see the W follow suit and resurrect itself to bring some much needed life into the building. Maybe we’ll see another auction take place. What ever the case may be, I’ll be here to let you know the story.

The W Downtown Atlanta Hotel & Residences is scheduled to go into foreclosure as early as September 7th according to a Georgia Public Notice filing on August 12th. Since it opened, the W has had it’s fair share of troubles, including a complete absence of condo sales. They sold one penthouse unit upon opening, then nothing. After some time, they “dramatically” reduced their pricing, but even that failed to capture buyers. The condominiums are beautiful and designed to perfection. Perhaps the modern aesthetic doesn’t appeal to Atlanta buyers? In this market, it’s all about price, price, price. Could be we seeing another condo auction sometime in the future? W Atlanta Residences, Atlanta’s only W-branded condos, has reduced prices up to 30 percent on many of its 65 remaining units (out of 74 units total). Luxury condominium homes now range from the mid $200s, to more than $3 million.
