Mandarin Oriental Residences Atlanta Goes Full Throttle and Full Floor

When half-floor residences just aren’t enough space, why not expand into the other half of the building? That is exactly what’s happening at the Mandarin Oriental Residences Atlanta in Buckhead. The build-out process is underway for a second, yes second, full-floor condominium with 5,198 square feet of well-appointed space. Add to that nearly 800 more square feet of terrace space (two large, covered spaces including one with a fireplace and Viking gas grill). This unit happens to be just two floors under the penthouse, so you are quite high up in the building and have pretty amazing, unobstructed 360 degree views.

Back in May 2014 you could have put this mack daddy unit under contract for $3,799,000 but our market has changed significantly since May of last year. This unit is now being offered for $4,300,000. Real estate is about timing. As the building fills up with new residents, the prices climb upward and inventory takes a dive. Eleven condos have sold in the building this year totaling $28 million. This is why it is so important in new construction to get in from the start. Prices are generally lower and there are more unit selections to choose from.

You are probably asking who would want a full floor residence with that much space? Buyers do, that is for certain. It’s an opportunity to own an amazing space in our city where new construction luxury buildings are quickly selling out. Full floor residence 51 is currently under contract at $3,888,000, but the final price may be different. (That price, by the way, was pre-construction pricing.) There you have it. One full-floor residences is already spoken for.

The finishes in the building are already some of the absolute best in the Atlanta condominium market and the finishes for Residences 52 are going to be even better . This floor plan was created by Harrison Design Associates and was built for entertaining on a grand scale. The 26’2″ x 14’7″ dining room seats up to 12 guests comfortably and has a floor-to-ceiling wine wall at one end of the room. The eat-in kitchen occupies a nearby corner and has a adjacent catering kitchen as well. Staff can come up the service elevator and enter the home through a hallway, making their way to the kitchen without your guests taking note. The 26’8″ x 17’4″ living room has a very large fireplace on one wall, a cozy reading nook on one end the room and a wet bar on the other. It’s a pretty glorious space to entertain your family and friends.

The master suite is like an apartment itself. You enter the suite through a sitting room with a morning bar. This room has a glass door that leads out to one of the two terraces. Just off the bedroom are two large walk-in closets, one with a stackable washer/dryer. A signature Mandarin Oriental Residences master bathroom completes the suite. When I say signature, I mean it will have the look and feel of other master bathrooms created in the building, but amped up. Exquisitely and tastefully designed and decorated. Three additional bedrooms with en-suite bathrooms and walk-in closets are close by.

Just off the circular foyer by the entrance to the condominium, there is a glass door that leads out to a second, larger terrace. This one has an outdoor fireplace and Viking gas grill. I have been on this terrace and it is quite the space.
