Midtown’s Most Luxurious Offering: 1065 Midtown at the Loews Atlanta Hotel

Midtown Atlanta’s latest luxury offering, 1065 Midtown, recently launched their sales campaign and released 10 condos out of 52 total units. There are 10 one-bedroom condos, 23 two-bedroom condos, 19 three-bedrooms condos including 5 penthouses. Starting prices currently range from $990,000 to $1,775,000. Of those 10 units, 4 units are currently reserved with prices ranging from $1,400,000 to $1,775,000 with a total of $6,415,000 in reservations. When I say reserved, I mean the units are under reservation and will be converted to contracts shortly.
Homes Under Reservation:
Unit 3703 – $1,525,000 – 2b/2.5 bath Centennial floor plan – 1,992 sq ft
Unit 3602 – $1,400,000 – 3b/3 bath Grant floor plan – 2,288 sq ft
Unit 3702 – $1,715,000 – 3b/3 bath Grant floor plan -2,288 sq ft
Unit 3104 – $1,775,000 – 3b+Den/3.5 bath Piedmont floor plan -2,819 sq ft
Located on the top 11 floors of the Loews Atlanta Hotel, the homes are large by Midtown condo standards. Right now, there isn’t anything like these available in Midtown at this finish level. All units have beautiful views, floor-ceiling glass paneled windows, 44″ Custom Cabinetry, Thermador appliances, Sub Zero wine refrigerators in select homes, Chef Grade Kitchen Ventilation Systems, Estate Grade Granite, Hand scraped Brazilian Oak flooring, Victoria+ Albert tubs & frameless shower doors.
Residents enjoy their own curated art collection, as well as the privacy of their own 28th floor amenity level including a heated rooftop pool, media room and private lounge. The lobby and club room are being updated, along with the hallways. Everything is pretty much getting a facelift as the building and units are being converted from rentals to sales.
The a-la-carte concierge services include dog walking, resident appointment scheduling, priority event ticket purchasing, car detailing service, dry cleaning and laundry service. All residents also enjoy access to Exhale Fitness Club and Spa, as well as access to an array of hotel amenities including in-home room service, in-home housekeeping, catering and private chef services, on-premise car rental service, 24-hour business center and custom hotel room accessibility.
Back in June 2011, I blogged about the condos as they were being offered for lease. As Daniel Corporation was contemplating whether to sell the units or lease them, I reported they would have the following pricing:
10 one-bedroom condos, starting at 1,200 square feet, with pricing from $649,000
23 two-bedroom condos, ranging from 1,880-2,270 square feet with pricing from $999,000
19 three-bedroom condos, ranging from 2,280-2,850 square feet with pricing from $1,225,000
including 5 penthouse condos available, ranging from 2,002 – 2,853 square feet
Today’s pricing is pretty much in line with the 2011 pricing, so in just four short years we are coming full circle. As tenant leases are ending, those units are being converted to sales. The seller is readying the units with new paint, new carpet, etc. to make them available to sell.
As a side note, there are also 3 more units under reservation that are currently tenant occupied. Those tenants would need to have right of first refusal before the new buyer could go under contract.
