Since re-launching its sales program, The Residences at W Atlanta – Downtown has sold 12 of its 74 units in 2012 for a total of $3,896,800. (The average sales price for a unit sold in 2012 is $324,733.)
While not earth shattering numbers by any means, it does show the new pricing in the building has started to attract buyers in the downtown Atlanta area. I knew it would be a slow start, but hopefully they are going to pick up some momentum this year. I think the condos are absolutely gorgeous, with sleek Italian kitchens, floor-to-ceiling-windows and fantastic amenities/services of the W Hotel brand. There are plenty of investor leasing permits available, so contact me if you are interested!

What’s for sale at The Residences at W Atlanta – Downtown?
One interesting thing about this property is the number of units currently on the rental market (5 listed on MLS). This doesn’t even take into consideration the number of units that people may have up for rent that are not on MLS.
This leads me to wonder whether the developer is now leasing out some of the units in the building, or whether some of the new homeowners are not so thrilled with life at the W.
I don’t know . . .
There are some rentals in the building, but it’s nowhere near the rental cap allowed for the project.
