Upscale Residences to Crown Loews Atlanta – Names Anyone?
I spoke with Jason Winburn, VP of Residential Sales & Marketing for Daniel Corporation today regarding the condos on top of the new Loews Hotel at 1075 Peachtree Street in Midtown. While the building has been quietly rising above Peachtree Street for some time, not a lot of information has been released regarding the condos. (I’m calling this a “quiet pre-sale.”) I decided to find out how this component will fit into the 12th & Midtown blueprint.
Interestingly enough, the condos will not be affiliated with the Loews Hotel, but will instead be branded with their own identity, further adding to the uniqueness 12th & Midtown is trying to achieve. The condos will add an upscale component to the 12th & Midtown project, with prices starting at $649,000 to over $1,000,000. All units will have amazing views of the city, including Buckhead, Midtown, Downtown and Piedmont Park.
What will they name the condos in the end? I’m not sure yet, but they still have some time to decide. Send me your suggestions! For the moment, I’m calling it “Ten Sixty Five at the Loews” so you can locate the information on my blog.
Residents will be be able to access the hotel’s services, such as valet parking, room service and housekeeping. Unlike the W Residences Downtown, the sky pool and clubroom will be for condo residents only and will not be shared by the hotel guests. Thank you.
Condos will feature a variety of one- two- and three-bedroom homes and will have gas cooking. All 52 homes will be pre-wired for electric shades and audio, giving buyers the opportunity to wire their household with the latest technology.
There are only 5 units per floor and only 5 premium penthouse units available. Buyers going to contract during the construction phase will have the opportunity to combine penthouse floorplans into larger spaces. A condo in Midtown over 4,000 square feet? That’s going to be fantastic news to many buyers who live in large homes and want to transition to SKYrise living. Space has always a major concern to the “house culture” mindset. Buyers don’t want to settle for anything in todays market, so being able to customize your space early on is a major plus.
The exact pricing for the condos hasn’t been completely finalized yet, but I as able to get these estimates. The numbers are subject to change at this early stage, so please call me if you are interested in finding out the specifics.
10 one-bedroom condos, starting at 1,200 square feet, with pricing from $649,000
23 two-bedroom condos, ranging from 1,880-2,270 square feet with pricing from $999,000
19 three-bedroom condos, ranging from 2,280-2,850 square feet with pricing from $1,225,000
including 5 penthouse condos available, ranging from 2,002 – 2,853 square feet. Call for pricing.
The hotel structure for the mixed-use tower was completed in September with the remainder of the building, which contains residential condos, slated to be topped off by the beginning of February 2009.
