If you haven’t been to The Mansion on Peachtree, you should go for cocktails and dinner one evening and take a look around. There is a lot to be impressed by, everything from the extraordinary service to the handsome finishes throughout the property.
Yesterday, THE penthouse went on the market for $10,164,960 (***THIS PROPERTY HAS BEEN SOLD) – a bit of a strange price tag for my taste. Why not $10,165,000 or just $10,000,000? When you are spending ten million dollars, I don’t think the buyer is thinking about the change.
This 8,688 square foot duplex condo on located on the 41st and 42nd floors and features four large covered terraces, floor to ceiling windows and 360 degree views of Atlanta. Now you are asking what’s on the inside? What do I get for ten million dollars besides the hotel services and amenities?
What you are purchasing here is completely raw space – that means no drywall, no kitchen, no bathrooms. You have the basics in place – electrical, plumbing, high ceilings, large windows and very large spaces to build out as you wish, including a sweeping staircase to the second floor.
Not one of the 35 condos in the tower are the same. You bring your architect and interior designer and totally customize your penthouse. What will your build-out cost? The skies the limit, but I would guess the new owner is going to spend around $2,000,000 to finish the space out in luxury finishes. Then we’ll see the penthouse back on the market with a hefty multi-million dollar price tag.
Don’t have and architect and designer? Not a problem. The Mansion can deliver a furnished condo. Just tell them what you want and they will make you very happy… for a price of course.
About half of the 35 condos are sold.
Quite an unusual price tag, but I’m sure the developer would gladly take $9.5-10M. Heck, maybe 8.9-9M in today’s market; one thing is for sure the penthouse space will be spectacular when complete.
I think so also. It will be a trophy property for some lucky person. I would do the entire thing totally modern inside.
Maybe the fortunate buyer will do us all a favor and build a proper crown for this building. Also, those awnings look so generic. Sorry for the complaints, but I have a view of this from my backyard.
Kevin, do you know if the 3344 penthouse sold yet? That would definitely be my choice.
That’s funny Buck_OFF! I doubt The Mansion is going to change the crown at this point, but it’s nice to imagine something a little more substantial.
The Sovereign penthouse has not sold yet. They have had a bunch of prospective buyers looking, but nothing concrete yet. That would by my choice, especially since you get a builder allowance of $1,000,000 to make your dreams come true.
Where do you live? another high rise?
Kevin, I have a house on Longleaf Drive, across the street from Phipps Plaza.
