It was another interesting year for the Atlanta condo market. I think most sellers are going to be happy to leave 2010 behind. What about the buyers? I’m sure they are relaxing in their newly purchased condo right now thinking what a steal they were able to get (and many of my clients did just that). We have seen developers lose their projects and in turn, have those projects newly marketed again under different owners. We have seen some large luxury sales take place over the course of the year, as some luxury developers still struggle to sell their condos. Slow but steady? On the flip side, we’ve also seen some developers very close to selling out their projects completely. Music to my ears. With no new condo projects on the horizon, the selection of available properties will eventually dwindle, leaving us with a strong resale market. It will be interesting to see what happens to pricing and inventory in the market this year.
If you are thinking about purchasing, please call me. Prices are still low, so take advantage of the market and interest rates. If you are interested in selling your property, please call me for a complimentary consultation. I have a terrific marketing plan to get your condo sold.
Thank you for your support!
Have a safe and Happy New Year’s Eve!

I finally made it to The Atlantic Residences last week to check out the building and models. Today, I’m going to show you the club room, library, theater, pool deck and lobby. Later I have some really beautiful shots to share of the model homes and the building exterior. Speaking of which, the exterior has influences of the Art Deco era, but on the inside, the finishes are more modern. Prices start from $183,700 to well over $1,000,000. They have something for everyone’s budget.
The building towers over everything else in at Atlantic Station and gives its owners some really great views. Those living on the backside of the building will have the best unobstructed views looking straight to downtown. One of the main reason people choose to live in a condo over a single family home is the view.
Pictured above: The Club Room dining bar with seating for ten. Very sophisticated area with a flatscreen tv, modern lighting and an antiqued mirrored wall. This is a great entertaining space and it can accommodate a lot of people. I know because I went to the ST Residential launch party and the room was completely packed. Atlanta no longer plays a part in Tom Colicchio‘s restaurant plans. According to multiple sources, Craft & Craft Bar will close on February 14th. The chef still has Craft locations in Los Angeles, New York and Dallas.
“The restaurant’s agreement with the original owners of The Mansion on Peachtree, Mansion Centre Development LLC, was not assigned to the property’s new owners, 3376 Peachtree Rd – Atlanta LLC, when they took possession of the property in February 2010.
While efforts have been made by both parties to negotiate a new agreement, unfortunately, Craft and 3376 Peachtree Rd – Atlanta LLC could not agree on terms. The restaurant’s chef/owner Tom Colicchio is disappointed to be closing the doors and remains extremely proud of the Craft Atlanta team and all they have accomplished..”
There are a number of changes going on at the Mansion on Peachtree and the outparcel restaurant just seems to be another casualty. Inside the building, the former bar area has now been turned into casual dining. NEO is long gone and has been replaced with a large bar and stage – soon to get larger when they expand into the next room and enlarge the bar (drinking has become more popular and profitable).
Why would the new owners give the boot to a celebrity chef like Tom Colicchio? Seems like it would be to their advantage to have a notable chefs’ restaurant on the hotel property. Maybe the restaurant wasn’t very profitable? Maybe the space was too large? Challenging location? Why isn’t it moving to another Atlanta location?
It should be interesting to see what will take Craft’s place. It is a prime piece of Buckhead real estate and there are many people who drive by each and every day.
What are your thoughts on Craft and it’s pending closure?

Their loss is your gain. The buyer who was under contract to purchase this amazing penthouse is not going to purchase after all. That means you still have one opportunity to purchase the only single-floor residence in the building. 10 Terminus Place is nearly SOLD-OUT and the developer only has a few units remaining.
If you are interested in purchasing this penthouse, please contact me immediately to schedule a showing. It will not last long.

The St. Regis Residences in Buckhead has been quietly racking up big dollars in sales ever since they opened – about $80,000,000 so far. Most residences take up a quarter, half or even a full floor. It just depends on how much space you need. Each unit has a beautiful covered terrace complete with a fireplace and built-in gas grill. The condos are gracious in proportion and are custom designed with anything you need. There are a number of great condos left in the building and many are still raw space – meaning you can decide where to place your walls, bathrooms, etc… Click Here for More Photos & the Rest of the Feature
