Located in the heart of Peachtree Battle, Regents Park is a collection of 14 luxury townhomes and nine beautiful flats. Developed by Carter, Atlanta‘s oldest and largest privately held full-service commercial real estate company, and designed by notable Atlanta residential designers Pak Heydt & Associates and Rule Joy Trammell+Rubio as architects, Regents Park is a place you can easily call home. The developer is selling these units as shells, which means you need to finish them out and add your own style. Call your architect and interior designer. The quality of workmanship that has gone into the exterior doesn’t make me wonder about the hefty price tag. The truth – quality, craftsmanship and good design costs money.

Features include:
- Four-story townhomes ranging from approximately 4,900 to over 7,000 heated square feet
- One-level flats ranging from approximately 4,100 to 4,600 heated square feet
- Private entry, three-car garage and private elevator in every home
- 11-foot ceilings in all residences
- 24-hour guarded security
- Ample green space which includes a dog park
- Fee-simple ownership
- Convenient access off Peachtree Road via a traffic signal
Currently listed on FMLS (First Multiple Listing Service) as of 6/3/08
- Unit 16 3 bedrooms 3/1 baths $4,100,000
- Unit 2 3 bedrooms 3/1 baths $3,400,000
- Unit 8 3 bedrooms 3/1 baths $3,300,000
- Unit 11 4 bedrooms 5/1 baths $3,100,000

While I was out and about today in Buckhead, I stopped by Sovereign to see what progress has been made since my last visit. It wasn’t a particularly sunny day today, but I did manage to capture some really great shots of the building. Tomorrow I’m going to try and go up into the tower to find out the progress inside.
The building is quite stunning, with it’s reflective surface showing the surrounding buildings and sky. By far, the most interesting building we have in Atlanta.

Below: Sovereign’s Peachtree Road entrance to the retail/restaurants and office – the condos have a totally separate entrance.

Below: Location of the latest Buckhead Life Restaurant – looks like it’s going to be two stories.

40 luxury condos at Tribute Lofts in downtown are going to be auctioned off next month. They are going to be selling for as low as $110,000. That is a huge savings from what people have paid to be in that building (a discount of about 34 percent to 54.5 percent). The building has only been open for less than one year. There are 147 condos in the complex and 68 have been sold. If you are looking for a loft, it’s a great time to purchase and save a bunch of money.

Tribute Lofts was awarded the Atlanta Downtown Design Excellence Awards in 2007. The lofts are located in downtown on the corner of Freedom Parkway and Boulevard. The auction takes place on Sunday, June 22 at 1:00 p.m. at the Omni Hotel at CNN Center.

Unfortunately, One Museum Place is on hold until May of next year (or somewhere near May). I was really looking forward to seeing this one come out of the ground. It’s one thing to build an interesting building, but to have a name like David Chipperfield behind it is quite another. It’s like Robert A. M. Stern designing The Mansion on Peachtree. It’s pretty significant. I’m not sure how many of you are into modern living, but one of the cool things about the project is the contemporary, clean lines inside and out. The floor plans that I viewed at the sales center (when it was still open) were quite nice and spacious to say the least. I really love the idea of living in something modern, and taking that space and turning it into something really fabulous.

I was told that the project may have one condo tower and one office/hotel tower. Perhaps Tim from Space should brand his amazing showroom and turn it into a boutique hotel? Space Tower? Space Hotel? The condominiums are generously sized and can be totally customized. Think white box. You are free to design your space as you wish, which is highly unusual for the Atlanta market. Personally, I have been hoping for a developer, like Jack Wieland, to bring this concept to light. They can also give you a finished product.
Please build this one! Atlanta needs more world-class buildings like this!

3630 Peachtree is well underway, it’s smoky glass facade enveloping the structure, rising from the ground. When I last inquired whether any tenants had leased space in the building, I was told they have not. I was surprised to say the least. I really want this project to succeed. The building is going to be a welcome addition to Buckhead. I think they are being very smart to only build one tower. They can always add the second tower later if they can lease all the office space and sell the 137 condominiums. You can view the webcam at the bottom of this post.

I spoke with my contact Dan at Luxe and he informed me there are some great deals in the building. I thought I would pass this information along to you. In most buildings, you’ll never find a one bedroom condo with a separate laundry room and master bath with separate tub and shower. Nor will you find a formal foyer entry with coat closet. I have walked these units and the most important thing I can stress is they live more like homes and not condos. Everything has been well though out.
The A1 floor plan has 901 sqft. it is available on the 7th, 8th and 9th floor starting at $249,900. This is a great price for the location and amenities of the building. You are literally steps away from Piedmont Park.
