Last week we looked at the exterior amenities of the new Ritz-Carlton Residences Buckhead. Today I’m bringing you inside for your first exclusive look at the public spaces found on the lobby level, as well as the 18th and 19th floors of the building. Bob Brown designed the interior spaces and did an amazing job. The spaces are defined, elegant, timeless and subtle all at the same time.
Pictured above is the residents lobby on the main level. As you enter the space, there is a curved reception desk in front of you. Two large pieces of artwork frame both ends of the space and there are two comfortable seating areas to relax in. The banquet shown below is really well done and is quite unique. I haven’t seen anything like it in a condo building. Rich wood paneling wraps around some of the space to warm everything up. Even the floor has a very subtle pattern of two different colors of marble. You can barely see it and it’s a great way to give the space some depth. I’m so pleased to show you these exclusive photos from the new Ritz-Carlton Residences Buckhead! I recently toured the property and everything looks so beautiful and chic. The public spaces have been designed to perfection and the finishes that were chosen will never go out of style. I think buyers will be surprised at the attractive pricing and value for this prime Buckhead location. Stunning city views are found all throughout the amenities area. Today, I’m showing you the outdoor spaces (next week I’ll bring you inside the building). Shown above is the outdoor dining room, complete with a fireplace, tv, seating for six and a large gas grill. The 2010 Atlanta Homes & Lifestyles Christmas House will be held this year at the Mansion on Peachtree in Buckhead. There will be two residences to view on the tour, which are roughly 3,393 and 3,754 square feet inside and each has a large octagonal private terrace of about 213 square feet. The website for the Christmas House states the units are on the 41st floor, but floor 41 & 42 are the privately owned duplex penthouse currently on the market for $4,999,000. I believe the show units are actually on the 25th floor. The Christmas House will be open for public tours Thursdays through Sundays, beginning Friday, November 26, and will end on December 12. CB2 opened this past weekend at 1010 Midtown, so I went with a friend to check out the new store. CB2 is the first major retail shopping component to open its doors at the massive 12th & Midtown complex (located a few blocks from Piedmont Park). If you are thinking it’s more of the same items sold at Crate & Barrel, think again. CB2 is a younger, fresh and has a different attitude. I found quite a few things I’d like to buy! They has some great acrylic pieces, interesting mirrors, chic lighting and so much more. The people who works there are very friendly and go out of their way to help you.
I’m hoping 12th & Midtown will get some major players to open up shop in the building. I’d love to see Apple open a Midtown location on the corner! The W Downtown Atlanta Hotel & Residences is scheduled to go into foreclosure as early as September 7th according to a Georgia Public Notice filing on August 12th. Since it opened, the W has had it’s fair share of troubles, including a complete absence of condo sales. They sold one penthouse unit upon opening, then nothing. After some time, they “dramatically” reduced their pricing, but even that failed to capture buyers. The condominiums are beautiful and designed to perfection. Perhaps the modern aesthetic doesn’t appeal to Atlanta buyers? In this market, it’s all about price, price, price. Could be we seeing another condo auction sometime in the future? After sitting lifeless for quite some time, The Brookwood & The Atlantic will begin selling in about three weeks on August 26th. What does the future hold in store for these projects and what will the new pricing be? How long will it take to absorb these units and what will the demand be? Have buyers been patiently waiting to purchase in these projects?
The Brookwood was offering buyers huge incentives after struggling to get 20 people to commit to purchasing – and it is an amazing LEED building. Probably one of the best condo buildings built in Atlanta in quite some time. I have heard many unjustified rumors surrounding The Atlantic and it’s fate, everything from tuning it into college dorms, to rentals, mothball the building for a few years and so on… none of which were true. I’m not one to really believe rumors, which is why I do not post information like that.
The bottom line is in order to be competitive in our current market, the units need to be priced below market value to move. ST Residential has most likely already decided what the condos will be selling for and I will bring that information to you in the coming weeks. I would expect prices to be in line with the last round of incentives or even below those numbers.
