
The Atlanta Business Chronicle is reporting the W Downtown Atlanta Hotel & Residences has been officially foreclosed. The project has had it’s share of troubles since opening, selling a single condominium upon opening.
Now the question is what will happen to the condos and to Allen Plaza in the future.
With condo prices already low in many new Atlanta buildings, I hope we’ll see the W follow suit and resurrect itself to bring some much needed life into the building. Maybe we’ll see another auction take place. What ever the case may be, I’ll be here to let you know the story.

The wait is finally over! Now that the pricing has been approved and the residential loan has been paid off, everything is full speed ahead. Many of you have been waiting to find out what is going on with the Ritz-Carlton Residences Buckhead for quite some time. There has been a lot going on behind the scenes to make this project a success and we are finally seeing some activity and life. It’s been slow going, but sometimes it’s not so important how fast you get to the finish line.
The good news is Post paid off the residential portion of the 3630 Peachtree tower and now own that portion outright. There are only a handful of condo buildings in town that are able to say that, including 10 Terminus Place, Sovereign and now the Ritz-Carlton Residences Buckhead. Many buyers are hesitant to be one of the first to purchase in a new building, but really there are a lot of opportunities in doing so. We can get into that another time. The Brookwood finally opened this past weekend, but only time will tell if the attractive pricing will be enough to entice buyers enough to make the plunge. I think it will! The prices are even lower now than when they closed their doors before the foreclosure. The lowest priced two-bedroom, 2.5 bath condo was $240,000 (approximately 1189 square feet) and the lowest priced three-bedroom condo was $348,900 (approximately 1708 square feet). Both of these were on the lower floors, but even at those prices the condos are aggressively priced. Judging by my ability to get client appointments, the sales office is slammed. If you were considering purchasing a condo at 10 Terminus Place in Buckhead, you better hurry up. I was there this past week and put one of the last remaining one-bedroom condos under contract. I originally wrote about the limited inventory back in June. In just a few short months, Cousins has managed to sell almost all of their condos. They have a total of about 10 condos left in the building, including two spectacular penthouse’s, two 3-bedroom corner units and a handful of two bedrooms. What great news for the Atlanta condo market! So sellers take note – buyers respond to price in this market!
