10 Terminus Place

Normally I don’t post twice in one day, but this was just too good to keep to myself. I attended a Cousins function today at the huge penthouse I featured a week ago in my penthouse series. There was a large number of agents and interested parties in attendance and the news Cousins CEO Tom Bell gave was music to my ears. The Forest Is Now in Sight

Two articles were posted today on the Atlanta Business Chronicle website - one indicating we are close to the bottom of the market, the other article states Atlanta will be among one of the first cities to rebound. Is this big news? I think it’s really good news - and something we really need to hear. I have had a number of calls from investors looking to pick up properties while the pricing is low. It’s a good sign as far as I’m concerned because investors always wait until the last minute to purchase.

If you read my post “Missing the Forest When Staring at the Trees,” I indicated we were getting real close to the bottom. I can see it each day when I am out showing property. Sales centers are busy showing potential buyers what’s available, but are people actually purchasing? Yes. Things are picking up according to many agents.

A number of beautiful condos have recently come on the market - a sign that many big listing agents think now is a great time for their clients to sell. One condo at Park Avenue is being quietly listed for $17,000,000. (I’ve been trying to get in touch with the agent to get the information.) It’s a full floor 10,000 square foot condo with a huge wine cellar and all the bells and whistles you would expect at that price.

Tribute Lofts Auction & Sells 30 Units

As planned, the auction to quickly reduce the remaining inventory at Tribute Lofts took place in one hour at the Omni Hotel at CNN Center. The highest price at the auction was a 1,306 square foot unit that went for $263,000 - a little over 30% less than the original asking price of $379,900.

The cheapest sale was $132,000 for a 795-square-foot one-bedroom unit that originally was priced at $183,900 — a discount of 28.2 percent. Minimum bid prices for the one-bedroom, one-bedroom-with-den and two-bedroom units ranged from $110,000 to $198,000.

Instead of 40 units being auctioned off, only 30 units were sent to the chopping block. Some people weren’t interested in the other 10 units. Probably due to their location and size. 

Remaining are about 40 units at Tribute Lofts, which will all have their prices reduced as a result of the auction. What does this mean for you? Deals. What bargaining power buyers will have in purchasing the remaining inventory.
