Condo living has its challenges when the buyer is looking for significant outdoor space. There are very few condominiums in Atlanta that offer decent outdoor space, let alone massive spaces. Spaces big enough to have an outdoor kitchen, hot tub, covered areas and outdoor dining/lounging areas. Look no more. This huge terrace can be found at Aqua Midtown at Penthouse 2301. We took a look at the inside space a couple days ago, so today we’ll explore the outside. Hopefully you will see why this penthouse is one of my favorites in Midtown. There aren’t too many penthouses in Atlanta where you can find just as much exterior space as interior space, but this penthouse at Aqua Midtown has both. Best of all, it has never been occupied so you don’t really have to deal with any “mistakes” the previous owner has made. This particular penthouse was supposed to have been the developers personal residence, but he has since moved on. There were some changes made to the space (definitely good ones) so this isn’t your cookie-cutter plan.

You enter the penthouse from a private elevator foyer. The space is round and features a trey ceiling and a hidden door leading to the service area. There is also a media room with a screen that drops down from the ceiling. The entire condo has been pre-wired (which cost over $50,000) for anything your heart desires. You can have total home automation, including remote controlled shades. There are a large amount of windows throughout, so the space is always bright and sunny. The Atlantic Residences will begin releasing a small number of condominiums into a new leasing program through a very limited, high-end rental program. Citing the very real costs of operating and maintaining a large skyscraper, received funds from the rentals will supplement marketing costs (to sell  the remaining inventory) as well as fund ongoing payments to the master condominium association. Rentals will be offered at an average of $2,500 per month for a one-bedroom condominium, which is considerably higher than the standard $1,500-$1,900 range in most buildings.

There will be a completely separate leasing office located on a residential floor of the tower, meant not to detract or distract from the continuing for-sale marketing program by the sales team (currently located adjacent to the residential lobby). Those units being leased will adhere to the Georgia Condominium Act (requirements include: providing notice to existing tenants of an impending conversion to condominium and providing each existing tenant with a right of first refusal to purchase the tenant’s residence and disclosure to potential purchasers the physical condition of the property based on an engineer or architect’s report). Ultimately, the program is designed to convert those leasing to owning. It was built before its time and was a victim of the economy. It has everything you would probably like in a new construction condo, but there is only one problem. You can’t purchase it. Right now, the condos that sit squarely above the Loews Hotel are available only for lease. The project is called 10 Sixty Five Midtown. It’s part of the massive 12th & Midtown complex planned to revitalize Midtown with lots of new places to eat, sleep, dine, work and shop. With only 52 condos, this is definitely a boutique style condominium building. The developer has put in some beautiful finishes, so for those people who don’t want to do a lot to the condo except move in, this will be a smart choice once they start selling again. With only 52 residences, 10 Sixty Five Midtown offers residents superb rentals atop of the AAA Four Diamond Loews Hotel. I’m certain you know the building is located at the massive 12th & Midtown complex on Peachtree Street between 12th and 11th Streets.  Today, I’m going to show you a few shots of the amenities for the building. Later in the week we’ll go inside and take a look at a couple of the units (which are quite beautiful).

Now… it takes a lot to impress me because I have seen a tremendous amount of condominiums over the course of 10 years. This project did impress me from top to bottom. What I love is the intimate feel of the building due to its small size and the styling of the public rooms.
