The W Downtown Atlanta Hotel & Residences is scheduled to go into foreclosure as early as September 7th according to a Georgia Public Notice filing on August 12th. Since it opened, the W has had it’s fair share of troubles, including a complete absence of condo sales. They sold one penthouse unit upon opening, then nothing. After some time, they “dramatically” reduced their pricing, but even that failed to capture buyers. The condominiums are beautiful and designed to perfection. Perhaps the modern aesthetic doesn’t appeal to Atlanta buyers? In this market, it’s all about price, price, price. Could be we seeing another condo auction sometime in the future? Having been on the market for a little over a month, Jane Fonda’s amazing contemporary loft already has a huge price reduction… of $2,000,000. Originally offered at $4,500,000, the price comes down to the reality of the market. For that same $4.5, you could purchase a quarter floor at the St. Regis Residences or a sub-penthouse unit at Sovereign. Why such a huge price reduction in such a short about of time? My guess is Jane is ready to move on… and quickly. Or maybe she was testing the market waters? What ever the reason may be, it makes no difference. When you price yourself above the market, not much happens. Hopefully she’ll see some action now!

After being in Atlanta for 19 years, Jane Fonda is ready to start a new chapter in her life. She put her stunning contemporary loft on the market, offering it for sale at $4,500,000. The penthouse is actually four combined units which were purchased in the Copenhill Lofts building downtown (about six miles from my listing at Centennial Park West). It has three bedrooms, 3 baths and is about 5,000+/- square feet.
She is moving into a one-bedroom, 1.5 bath rental (asking was $5,000 per month) at the famed Sierra Towers, the star-studded West Hollywood condo building on Doheny Drive. Just to give you an idea of the location, the Four Seasons Los Angeles and Hollywood are minutes away. I’m sure the new space will not be anything like her amazing loft, but since she will be focusing on her movie career, she might not need that much space anymore. W Atlanta Residences, Atlanta’s only W-branded condos, has reduced prices up to 30 percent on many of its 65 remaining units (out of 74 units total). Luxury condominium homes now range from the mid $200s, to more than $3 million. Remember homes previously were priced at about $379,000 for a one bedroom condo. The W Atlanta Downtown Hotel & Residences is located in Allen Plaza, a large mixed-use development conveniently located close to Midtown and everything Atlanta has to offer. Even with the convenient location, Allen Plaza has office space, retail shops, restaurants, apartment rentals and nightlife, making it a self-contained destination. In previous years, Downtown Atlanta didn’t have very much to offer, but when the W brand comes into town, you know everything is about to change.
