
I really love this tower and I’m looking forward to seeing it completed. The glass they are using is so beautiful and it really captures just about everything around it. The glass is nearly up to the residents level.

As mentioned in my previous blog post on July 6, the first Ritz-Carlton Residence in Atlanta will sit on top of 3630 Peachtree’s South Tower in Buckhead.
Prices range from the $600,000′s (for a 995 square foot one bedroom condo) to more than $2,000,000 for a large Penthouse. On the low end, that’s pretty pricey for a one bedroom condo in Buckhead, even with the legendary five-star service of The Ritz-Carlton. That being said, knowing what the finished product will look like, the project should be a smash success.

Finally an update about The Residences at 3630 Peachtree!

Construction has reached floor 23 and the building is going to top out this coming November. Residents can expect to move in by Fall 2009.

As work continues on the first phase of construction, I have to wonder when the developer is going to start releasing information on the condos. I suppose no news if good news in this case? If the Ritz is planning something special for this project, perhaps they are still getting their marketing together. That would be the only thing that makes sense. It is a little strange that nothing has been mentioned so far. At this stage in construction, usually buyers are making selections for finishes – which the developer needs to order. Maybe this will be a white box treatment? Any thoughts? I’d love to hear them.

3630 Peachtree is moving along now that the pool deck has been poured. I took some photos of the upper portion of the tower to show you the setback for the condos. Pope & Land, and everyone else involved in the project, has kept their information to themselves. I would have expected some information would have been released regarding what is happening to the condos. Ritz Carlton Residences?
The Developer, Pope & Land, has owned the property for more than 20 years and graciously allowed the Church (and other community groups) to use the property for free. Though the Church has benefited from the property as a primary parking lot for all of those years, the Church has never owned the four-acre site.

Is the Ritz-Carlton planning to put their luxury brand name on the condo’s at 3630 Peachtree? I have heard this from a number of different sources, so I am wondering if there can be some truth to it. I think this would totally make sense for the project. I have heard the condo prices are going to be starting at $1,000,000.
Consider this: 3630 Peachtree has no tenants lined up for the office/retail portion of the building (not that I am aware of). Also, I have no information on the condo portion of the tower other than what I have already posted. Wouldn’t it make sense to have a Ritz-Carlton branded residence at the project?
That would make the entire building work, including the second tower that isn’t being built. Perhaps the second tower will turn into a new Ritz-Carlton hotel? Will they leave their property across from Lenox Mall in favor of a new, more modern hotel?
The Ritz-Carlton in Buckhead was built in 1983 and was renovated in 2000. While still beautiful, the hotel is quite old and needs some serious attention to bring it into the modern world. Ritz is currently undergoing a much needed change and has begun to modernize their properties in lighter color pallets. No more dark trim! Atlanta is definitely ready for a change.
Maybe this really is going to happen because the St. Regis is such a huge success. I for one am very curious to find out if this is true. As always, I’ll keep you posted… and I’d love to know what you think.
