Novare Breaks Out… finally

When a good friend of mine asked if I wanted to take a tour of Gallery in Buckhead, I was a bit skeptical. Considering Novare’s products has been pretty much the same for a number of years, I didn’t think Gallery was going to be that different. I might have to eat my words. I was pleasantly surprised by the quality of this project, granted this isn’t The Mansion. But, for a mid-range priced building, I think they have finally delivered a product that anyone can easily call home. All of the Penthouse units have been sold, but there are still plenty of condos that have choice views for sale. I really loved the public spaces in this building. The library and gallery are contemporary and classic, without being overdone.

Gallery opened on Peachtree Road in Buckhead in December 2007. The 26-story high-rise of 203 homes is located at the corner of Peachtree and Rumson Roads and is Novare’s third development in the Buckhead neighborhood. Homes at Gallery have distinctive contemporary architecture and rich amenities that include floor-to-ceiling glass, granite countertops, 10-foot ceilings, ultrahigh-speed Internet access, reserved parking, 24-hour concierge and upscale fitness and social centers. But they also boast larger floorplans—an average of 1,700 square feet—and are augmented with such features as traditional foyers, increased storage, fine cabinetry, chef-quality appliances and expanded hardwood and ceramic flooring.

The Mansion Delivers with Attentive Service and Ultra Luxury

I went to Neo at The Mansion this afternoon for lunch. I took my clients (who just closed on their new home today), so it was quite a treat for both of us. Rosewood Hotels & Resorts delivers on it’s promise to bring ultra luxury and service to Atlanta… finally! The staff was more than accommodating and welcomed us with open arms. When asked if we could see the property, the concierge took us into an amazing suite and arranged for a tour of 29 (The Spa). 

From the moment you step out of your car, to the time you leave, they cater to you and your every wish. Lunch at Neo was simply amazing, the service was attentive without being obtrusive. We had a beautiful table facing the English Garden. The menu had something for everyone and the portions were just right. They had a beautiful wine list, with a page of half bottle selections, assorted imported waters, a full bar with the best bottles of liquor available. Speaking of which, the gorgeous bar runs the entire length of the building along Stratford Road. This is going to be a busy place when word gets around. 

The Mansion on Peachtree is stylish without being the least bit pretentious.

St. Regis Residences in Buckhead Nearly Ninety Percent Sold

According to developers of the St. Regis Residences, Atlanta, nearly 90 percent of the condominiums under construction atop the new, five-star St. Regis Hotel, at 88 West Paces Ferry in Buckhead, are sold. After only word-of-mouth marketing, homebuyers put contracts on 44 of the 50 luxury residences, leaving just a few opportunities available for ownership. Also according to developers, the project is right on schedule for a late 2008 completion.

According to Freeman, the St. Regis Residences, Atlanta are the city’s only condominiums in their price point that are this far along in the sales process. Freeman said, “Word spread like wildfire. I would tell a couple of people who each told a couple of other people and so on. Before I knew it, a viral marketing campaign was born before blueprints were, and the residences practically sold themselves.”

The residences are priced from $2,500,000 to $8,000,000, ranging in size from 3,200 to 9,300 square feet.

The St. Regis Residences, Atlanta will consist of 15 floors of luxury condominiums above eight floors of St. Regis hotel rooms. Every residence will be situated in a corner location allowing for picturesque vistas on two sides. All will feature large “great rooms” (nearly 900 square feet) and massive master-bedroom suites, each with balcony views of Buckhead and downtown Atlanta beyond. Homeowners will be able to choose from five customizable “Designer Series” floor plans (from renowned local designers Harrison Design Associates, Rees/Design Associates, Stan Topol & Associates and Neil/Carter LLC) each featuring a private outdoor living room with fireplace and built-in gas grill. The Designers intend for the spaces to look and feel more like homes than high-rise condominiums.

The 100-year-old St. Regis Hotel brand represents five-star luxury and offers The St. Regis Butler Service that caters to guests’ every whim. Residents are afforded all the same privileges, amenities and conveniences as hotel guests: they can dine at the famed St. Regis Bar and signature restaurants; relax in the Remede Spa or Pool Piazza; and work out in the state-of-the-art fitness center. In addition, homeowners of the St. Regis Residences, Atlanta are surrounded by the extensive amenities and offerings of Buckhead—including numerous restaurants, a variety of retail shops and boutiques, the offices of Buckhead Plaza and a Whole Foods, all within walking distance.

The Mansion Brings Exclusive Luxury to Buckhead

The hotel portion of The Mansion recently opened at the beginning of May, with just 127 ultra-luxurious rooms waiting for your arrival. The hotel is run by Rosewood Hotels & Resorts. The hotel has two restaurants, Tom Colicchio’s Craft is a 225-seat fine dining restaurant with an outdoor terrace that seats an additional 20 people and a 50-seat bar, and NEO – the 95-seat restaurant located within the hotel serves contemporary Italian-inspired cuisine in a casual yet sophisticated atmosphere.  Neo overlooks the English Garden courtyard. A 14,500-square-foot spa and fitness center on the third and fourth floors features a lap pool and a deck. The Mansion was designed by brilliant/noted architect Robert A. M. Stern and consists of a 42-story tower with 127 hotel rooms and 45 3,000- to 10,600-square-foot residences. Most of the units will have two bedrooms, but owners may alter the layouts of their condos. Many units are the entire floor. There are three Garden Villas facing the English Garden courtyard. I’m not sure if they have been sold yet. Last I heard, The Mansion was about 50% sold. The residents have their own entrance on Stratford Road and all units have private balconies, some covered depending on what floor you are on.

Amenities and Services at the Mansion: concierge service, bellman, valet parking, complete security and key control, internet/wireless, 29 Spa, in-home dining and catering, housekeeping services, laundry/dry cleaning, plant maintenance, private car and airport transportation

Expect to spend anywhere from $2.6 million to $12.6 million for your residence.

Terminus Luxury Residences Speeding to Completion

I recently went on a tour of the amenities deck and residences (including the well under way model home) of 10 Terminus. All I can say is this is going to be a fantastic place to live. They are about 36% sold thus far. Once people start going into the units, I think they will be impressed by the finish level and amenities available to them. The 3 bedroom unit is spectacular, with his and hers adjoining bathrooms (tub and separate shower in between), gourmet kitchen with Wolf gas range, built-in cabinetry throughout, hardwoods, 10 foot ceilings, wet bar with wine cooler and ice maker, ipod docking stations, and the list goes on and on… The building is substantial. Solid core doors, halogen lighting, etc… They have though everything, right down to the electrical outlets located at the top of the walls next to the windows… automated drapes or blinds anyone? The 3 bedroom model home should be ready shortly for viewing, so if you are interested in taking a look, please call me to set up an appointment. 

The amenities deck has everything you could ever want and far surpasses what Atlanta condos have offered in the past. A very large pool overlooking Buckhead and the downtown skyline, a doggie walk area, outside grills, outdoor yoga area, catering kitchen, clubhouse, guest suites concierge and the list continues. It’s going to be an amazing place to live.

Life couldn’t be any better 28 floors above Buckhead at Sovereign, high above everything happening below. It’s really hard to tell what the end product is going to look at, but from what I have seen thus far, you won’t be disappointed. It’s top quality luxury all the way. The heavy interior solid core doors are what you would expect to find in most Buckhead mansions. Everything they are doing, right down to the moldings and solid exterior sliding glass doors is substantial. This isn’t something I say lightly. When I am going to pay upwards of one million dollars for a penthouse style condo, it had better have all the bells and whistles. I’m going to the sales center next week and find out what kind of progress they have made.

Meanwhile, compare the renderings of the kitchen and bathroom to the model. I think you will be pleased. (The renderings are first, then the actual model.)

Sovereign Gets Ready for it’s Debut

The sales gallery for Sovereign has finally moved into the lobby of the building. Now when you arrive, your car is whisked away  by the valet. The builders model is also now complete and ready for viewing.
