We finally moved into our new digs at Town Brookhaven! I’m so excited to be working for such an awesome company and in such a beautiful, new space. Top 7 Atlanta Condo Sales for Second Quarter 2011

Can you believe we are already through the second quarter of 2011? Time sure goes by quickly. I pulled the highest sales for the second quarter and the results weren’t too surprising. Sovereign continues to be the dominant building in the luxury market closing units over $1,000,000.

It’s not that there aren’t a good number of units over a million to sell. When I pulled the listings in FMLS (First Multiple Listing Service), there are currently 100 properties available. Remember, that doesn’t include units in buildings where the developer hasn’t listed all of the inventory. Still without a single sale this year are The Mansion on PeachtreeW Downtown Atlanta Residences and the St. Regis Residences in Buckhead.

So what does the top 7 list look like?

The New Standard For Luxury Town Home Living – The Bellingrath (part 2)

Continuing on with my post from yesterday, today we are going inside the model home at The Bellingrath. After taking a look in person, I have to tell you the town homes are quite stunning. Probably you might expect this, considering they are priced from $1,870,000 and roughly 7,000 square feet. (What will you do with all that space?) They are so large that you might forget you are living in a town home and have a neighbor close by. I’m pretty sure you can fit an entire apartment inside the main living level. But enough about the size, lets focus on quality because these buildings were constructed with the best materials and modern conveniences. Quite often, we see enormous homes constructed, but when you get right down to the nitty gritty, its all a facade. When a developer puts a slate roof on, you know he means business.

You can tell that a lot of care and consideration went into the design and construction. Speaking of which, Harrison Design Associates ® designed these beautiful town homes. I know you have heard of this firm before because they have designed a lot of gorgeous homes throughout Atlanta. They also have offices in cities like Santa Barbara, Beverly Hills and New York.  So, when you are looking at the photos, take note of the millwork, the floors, the fireplace surrounds. It was all well though out and designed for perfection.

In the photo above, you are standing in the breakfast room looking into the family room. The breakfast room can easily accomodate a much larger table.

The New Standard For Luxury Town Home Living – The Bellingrath (part 1)

The Bellingrath is a luxury townhome development situated on a one-acre site in Buckhead. On the left side of the site are eight beautiful town homes in two buildings. To the right is a residents garden, running the entire length of the site. It is lined with trees and handsome landscaping, creating a park like setting for residents and their guests. The hardscape and landscape was designed by Hughes, Goode, O’Leary & Ryan. The entire property is gated and secure and, to me, feels more like a European style street than something typically find in most Buckhead neighborhoods.

The architectural style of each building is French Regency, which according the architect was done to maximize the constraints of the narrow site. Even with the narrow piece of land, the townhomes live large like estate homes, reaching to 7,000 square feet on four levels. Each town home has an outdoor loggia and rooftop terrace with fireplace, some even have an intimate courtyard. The roof materials are not ashault shingles, but rather slate shingles. Something you never see in most homes. It just shows you the great care and thought that went into making these stunning residences.

The Atlantic Residences to Begin Leasing Limited Number of Condominiums

The Atlantic Residences will begin releasing a small number of condominiums into a new leasing program through a very limited, high-end rental program. Citing the very real costs of operating and maintaining a large skyscraper, received funds from the rentals will supplement marketing costs (to sell  the remaining inventory) as well as fund ongoing payments to the master condominium association. Rentals will be offered at an average of $2,500 per month for a one-bedroom condominium, which is considerably higher than the standard $1,500-$1,900 range in most buildings.

There will be a completely separate leasing office located on a residential floor of the tower, meant not to detract or distract from the continuing for-sale marketing program by the sales team (currently located adjacent to the residential lobby). Those units being leased will adhere to the Georgia Condominium Act (requirements include: providing notice to existing tenants of an impending conversion to condominium and providing each existing tenant with a right of first refusal to purchase the tenant’s residence and disclosure to potential purchasers the physical condition of the property based on an engineer or architect’s report). Ultimately, the program is designed to convert those leasing to owning.
