Living The High Life – The Atlantic Residences Penthouse 4601 $1,300,000

The Atlantic Residences is located in Midtown at Atlantic Station and the condos have some of the best views in Atlanta, especially on the upper levels of the building facing downtown. The two-story penthouse unit I toured had some really great features, like the double height windows and ceiling and a spectacular master bathroom. Pictured above, penthouse 4601 has a large square terrace with glass railings. Regarding the terraces in the tower, every other floor in the building has a solid wall railing, so if you want to see clear through to the view from inside your unit, pick a floor with the glass railing. The upper floors have larger terraces.

This particular penthouse happens to be under contract, with a list price of $1,170,000 $1,300,000 (sales team informed me the list price is actually $1.3 on 5/9). It has two-bedrooms, 2.5 baths, two large terraces and approximately 3,133 square feet of space.  ****THIS PROPERTY HAS BEEN CONVERTED TO RENTALS, BUT THERE ARE STILL SOME UNITS FOR SALE.

Below: The double-height living room with gas fireplace, huge windows and direct access to one of the two terraces. The floors are concrete and are waiting for your finish selection. The wood railing is obviously temporary and I would install a simple glass railing to take advantage of the views from the second floor.

A gas cooktop, single oven and microwave, vented hood, double stainless sink and dish washer drawers complete your appliances. You can install your own built-in refrigerator and there is space for a wine cabinet. The cabinets are a bit traditional for my taste, but they are quite nice!

So far the building has closed 26 units, most of which have been under $500,000, so this penthouse sale will be the highest closed sale in the building. Back in 2008, a penthouse on the same floor was listed at over $1.8 million dollars. Pricing sure has come down quite a bit from where it once was, but the question is will it ever go back up to 2008 prices. What do you think?

Overall, the penthouse is a great space to call home. I think it needs some tweaking, but the bones are there and it’s space you can work with. Nothing really needs to be done, except for the floors and closets. Other than this, it’s ready to move into. There are several great opportunities to purchase two-story penthouse units in the building. Please contact me to set up a time to view them if you are in the market.

What else is available in the building?

  • I don’t like how you can see the sprinkler heads and the molding looks cheap for a 1.17 million penthouse.

  • In the dining room photo, it looks like sprinklers, but it’s really where the lighting would go. In any condo, the sprinkler heads must be visible and unobstructed in case of an emergency. The last thing you want to be is trapped inside your condo, 47 stories up in the sky when there is a fire. I like the security of having sprinklers. Most homes don’t have them. Town homes and condos are required by law.

  • What a nice condo! great views..and isn’t it in the middle of atlantic station…what a plus.

  • These are some great pictures, especially the photos that highlight the balconies and views. Dominic, the condo is right near great restaurants and shopping in Atlantic Station, I agree with you.
