The newly opened Ritz-Carlton Residences Buckhead closed the largest penthouse  in the building (3401) last month on March 16th. It is the highest priced sale in the building since opening its doors. The penthouse fetched a price of $2,582,500.00 with approximately 4,745 square feet of space. The sales price will include the buildout of the space.

This Ritz-Carlton Residences has closed a total of 9 units so far, soon to be 10 next week when my clients purchase a fabulous 20th floor 2-bedroom, 2.5 bath corner home with a separate den.

  • Cool Stuff! I bet the views overlooking the skyline and down peachtree at sunset are spectacular. Also, is unit 1801 still on the market? That’s my favorite one.

  • $544/SF seems like a good deal to me for a penthouse in a 500 ft tall, beautiful, new Ritz Carlton Residences in one of the country’s premiere submarkets.

    How did they factor in the buildout costs into the sale price? Reasonable and mostly accurate estimate? What happens if buildout ends up costing more than originally expected?

  • Definitely was a great deal for the square footage. Any overages will be picked up by the buyer, but the developer had always planned on including the build-out allowance in the price to make things simple.

    Thank you for your kind words. I agree the price per square foot is extremely competitative and was very intentional. To answer your question, #1801 was one of the first to go under contract back in November 2010 when we actually came to market. It closes in June.
