The Stylish Brookwood Opens (Again) with Attractive Low Pricing
The Brookwood finally opened this past weekend, but only time will tell if the attractive pricing will be enough to entice buyers enough to make the plunge. I think it will! The prices are even lower now than when they closed their doors before the foreclosure. The lowest priced two-bedroom, 2.5 bath condo was $240,000 (approximately 1189 square feet) and the lowest priced three-bedroom condo was $348,900 (approximately 1708 square feet). Both of these were on the lower floors, but even at those prices the condos are aggressively priced. Judging by my ability to get client appointments, the sales office is slammed. my research showed prices being the same today as the reduced pricing when the building was pulled last fall. Having recently submitted an offer, the hype surrounding the re-opening is unfortunantly giving Starwood more confidence than could possibly be warranted in this market. It will certainly be more interesting to see how sales are going in another month (and how many of the current contracts close) and the effect on Starwood’s confidence. I would hate to buy during the hype of the first month only to see prices reduced.

Stef, I’m not sure where you received your information, but the pricing now is considerably lower than when sales were halted last fall. For instance, unit #404 (which was an Ardmore plan with 1538 square feet) was listed at $421,767 (price sheet dated 9/8/09). The price is now listed at $292,900. Even the 3 bedroom units are much lower, starting at around $348,900.

I definitely think that the new pricing will entice buyers – but it’s up to you and the sales team to close the deal!
