Terminus has always been one of my favorite luxury condo projects in Atlanta. Why? The building is located in a prime Buckhead location, with retail, restaurants and offices at the street level (along with a gym and grocery store across the street), world-class shopping within walking distance, five-star hotels just down the street and so much more. The condos are finished out like well-built single-family homes and have Wolf gas ranges, large bathrooms and tremendous views. Additionally, the amenities are superb.

With 94 homes closed out of 137, it makes Terminus a solid choice to call home. There are another 18 homes currently under contract and are set to close within the coming months. I believe they are on track to sell out before the end of the year. Once that happens, you’ll have to look elsewhere to find so much at these incredible prices. Having been on the market for a little over a month, Jane Fonda’s amazing contemporary loft already has a huge price reduction… of $2,000,000. Originally offered at $4,500,000, the price comes down to the reality of the market. For that same $4.5, you could purchase a quarter floor at the St. Regis Residences or a sub-penthouse unit at Sovereign. Why such a huge price reduction in such a short about of time? My guess is Jane is ready to move on… and quickly. Or maybe she was testing the market waters? What ever the reason may be, it makes no difference. When you price yourself above the market, not much happens. Hopefully she’ll see some action now!

1010 Midtown is reporting they have sold about 29 condos in the last 60 days. Sounds like the much needed price reductions are having a good effect on sales. Select homes have been reduced by as much as $150,000 off the list price for a two-bedroom home and $75,000 off select one-bedroom homes. You aren’t going to find price reductions like this in every unit at 1010. The building is FHA approved, so that means you can purchase a condo with as little as 3.5% down. The building has also reached its rental cap of 25%, so if you are thinking about purchasing a unit to lease out, you’ll be on a waiting list.
