The secondary penthouse at Sovereign went under contract on October 1st and is set to close the first week or two in December. It should be interesting to see what the final sales price will be. In any case, it will be a substantial closing for the Atlanta condo market.
The single level penthouse has 7,853 square feet inside and 1,719 square feet of covered terraces, so there is a tremendous amount of space to configure. Any guesses on what it will close at? I have a number in mind, but it isn’t at $952 per square foot. However, I imagine it will be more than the Mansion’s duplex penthouse sale, which closed at $4,000,000. The Sovereign penthouse was offered at a list price of $7,480,000.

Vinings has always been a great place to call home, especially if you don’t want to live in the city of Atlanta. As a resident living in Vinings, you will enjoy low Cobb County tax benefits. This can amount to huge savings if you don’t mind the short drive to Buckhead, Midtown and the Perimeter. It really makes Vinings and The Aberdeen quite attractive. I thought you might enjoy seeing this rendering of how TOMO will look when it opens at the Ritz-Carlton Residences Buckhead next year. Restaurants Consulting Group is overseeing the entire project, from design to completion. It should be quite beautiful. RCG has been instrumental in some of Atlanta’s coolest spaces, like MF Buckhead, Taurus, Lotus Lounge, Aiko and Re’past.
Looking at the rendering, I think we are standing toward the back of the space looking forward to the main drive. When you pull into the development off Peachtree-Dunwoody Road, there will be another entry between the parking garage and the main building (shown to the right of the rendering). Look at my previous post to see the layout.
Hopefully TOMO will be utilizing the outdoor terrace for al fresco dining if it’s part of the space! We need more outdoor dining spaces that aren’t on a main road!

I took a client (and good friend) to see the Ritz-Carlton Residences yesterday. While we were chatting at the entrance to the building, he noticed a large window covering with the word “TOMO” across it. Sure enough it’s the same TOMO in Vinings. Last week I went to Viewpoint to take a look at the last Penthouse shell available. It comprises two stories and features stunning views from every window in the unit. Viewpoint has been fairly successful with sales so far. The onsite agent told me they are about 70% closed, which is fantastic in this market.
