Buyer Closes on The Mansion’s Duplex Penthouse 58

The Mansion on Peachtree

The Mansion on Peachtree’s duplex penthouse sold quietly for quite a bit less than the asking price. The property went under contract in May and sold on June 1st. The purchasers paid all cash. The sale was posted on FMLS (First Multiple Listing Service).

The property was originally listed at $10,164,960, then was reduced to $9,513,360 and finally sold for $4,000,000. That’s roughly 60% off the asking price. Regardless, this is a really great sale for the Atlanta condo market. It shows that important properties are being purchased and buyers are ready to take advantage of the market.

  • Wow, what are the chances Kevin this will have a definite sliding effect on prices on the rest of the building and possibly sovereign?

  • The prices in The Mansion have already come down. Click on the slider above and choose a listing, when the property loads scroll down and look at the details section. You can view price increases/decreases where it says Listing Price History. You can also start your search by choosing Price Drops from the main search section.
    I’m not quite sure Sovereign will follow suit. Regent recently paid off the debt on the building so there would be no reason to reduce the pricing. They have had two more sales and they were large ones.

  • Wow, the prices really have come down, I wonder what the final price will be on unit 49 when that eventually closes.
