The 4.5 acre plot of vacant land sitting across from the Four Seasons Hotel Atlanta might be developed into 3 soaring towers, including 1,350 residential units and 270 hotel rooms. Plans include 56-story combined residential tower (22 floors of hotel and 34 floors on residential) as well as two additional 45-story towers. Additionally there will be approximately 95,500 square feet of retail on the lower two floors of each building. According to the Atlanta Business Chronicle, the site at 98 14th Street could already be under contract. Overall, the development will be approximately 2,000,000 square feet.
According to the development review, the project does not include any condominiums, but references only apartments. This seems to be a growing trend in our market. My personal opinion is one of these towers will end up being a condo project. I find it hard to believe that all residential units in the project will end up being more rentals. All 1,200 parking spaces are to be built underground on four levels. I love this! I’m tired of seeing ugly parking structures around town.
New York-based Ashkenazy Acquisition Corp. plans on turing the site into another massive mixed-use project in Midtown.
